Does each home have a private patio?

There is indeed a covered private patio with exterior door access in the rear of each residence.

What is the insulation thickness in the attic?

Ten inches of insulation will be blown in the attic. This thickness of blown fiberglass will produce an insulation value of R-30.

What fees will I be expected to pay other than my phone service, internet, gas, electricity, taxes, and monthly fee?

Nothing else is required. The monthly service fee will cover the following:

  • Building and grounds maintenance
  • Security Patrol
  • Building insurance
  • Expanded basic cable TV
  • Water and sewer service
  • Garbage removal
  • Exterior lighting for streets
  • Management and administration
Are the windows insulated?

All the windows are composed of double glass for superior insulation. Insulated exterior doors are provided for energy efficiency.

Will there be dead bolt on the exterior doors?

Exterior doors will be equipped with heavy duty dead bolt security locks.

Will each home have identical exterior finish?

No, there will be many different colors and styles of brick and trim used throughout the community.

May I put the floor covering I prefer in the home?

The floor covering allowance may be applied to almost any floor covering you choose to install.

Is each unit equipped with an individual heating and cooling system?

Individual climate control is provided in each residence. Winter heating is supplied by a gas furnace and summer air conditioning by a high-efficiency cooling system.

What appliances will be installed in the homes?

The appliances will consist of a dishwasher, electric range, disposal, refrigerator, over the range microwave, and connections for washer and dryer.

Can ceiling fans be installed in the homes?

You may apply your light fixture allowance toward the ceiling fans. Blocking and wiring will be furnished for fans in the bedrooms and living room.

Will social activities be sponsored by the Retirement Community?

A Clubhouse has been constructed in the center of the community. The Oak Tree Clubhouse is the hub of social life within the community with an exercise room, a library, a beauty shop, kitchen, and game rooms.

Will I be required to repair kitchen appliances, electrical equipment, air conditioning and plumbing in my home?

All repair service for standard appliances and equipment is included in your monthly service fee.

Will the project be patrolled to assist in the protection of my home?

A patrolman will be on duty during the nighttime hours. In addition, ample street lighting is provided.

What if I need help at night?

For maintenance emergencies, you are provided with an after hours number. For personal emergencies, emergency switches are available in each home that will alert staff on duty to assist you immediately. 

What type of cabinets will be in the home?

All cabinets will be custom made. There will be no particle board or masonite used in the construction of the cabinets.
